Over the years we have made each step of the letting process as straightforward as possible, from finding the perfect property to applying. All you need to do is follow these simple steps:

Find the property you would like to view on the search page on this site.

To book a viewing you will find a link on the full details page on any property to ‘request a viewing’. Simply fill out the form and we will contact you during office hours to arrange a suitable time and date to view the requested property.

To apply for a tenancy you are required to complete a Student Application Form. This provides us with all the relevant information to carry out the necessary checks.

Please ensure you meet the following criteria before applying:

You must be a full-time student
Tenant or guarantor must be aged 18 or over
Guarantor must be UK-based and own a home in the UK. If they are not a homeowner they will be required to pass a credit check.

If you are unable to provide a suitable guarantor, alternative options can be discussed during the application process.

In order to secure your room, you are required to pay the equivalent of 1 week’s rent as a holding payment. This is deducted from your first rent payment.

Once this payment has been received, your room will be reserved and removed from the market, subject to the successful completion of the application process.

Tenancy agreement

Your tenancy agreement will be created within seven days of your application.

Some other useful things to know following signing your tenancy agreement:

Guarantor: Guarantors will be subject to necessary checks and all student tenancies will require a guarantor unless other arrangements have been made with the landlord. As guarantors, we require someone who is over the age of 18 and a homeowner. As an acting guarantor, you will be equally liable to the tenancy agreement.

Usage Policy: The all-inclusive rent rate includes the cost of gas, electricity, and water; this is subject to an over usage policy (details of which are provided at the time of signing). These are generous allowances that take into account the student lifestyle. In the event of over usage, we shall inform you in writing or by an arranged house meeting, where we will discuss the areas that need to be considered.

Inventory: Before your arrival, we will prepare the property and conduct an inventory. You will receive a copy of this within seven days of moving in.

Keys: Keys will be available to collect from our office on the day your tenancy begins. In order to collect your keys, we ask that you give us at least 24 hours’ notice. This ensures that we have enough time to run through our check-in procedure and for you to ask any questions you may have.
